By using banksealproperty.com you agree to these terms. If you do not agree, do not use the platform. The terms below are summary-style for readability — the full long-form agreement applies and is provided on request to legal@bankseal.com.

1. Who we are

Bank Seal Assets Pvt. Ltd. ("we", "us") operates banksealproperty.com under the Information Technology Act 2000 as an intermediary. We aggregate publicly available bank-auction listings; we do not own, possess, or sell the listed properties.

2. Eligibility

  • You must be at least 18 years old and capable of entering into a contract under the Indian Contract Act 1872.
  • Sellers must be authorised banks, ARCs, RERA-registered dealers, or bank-empanelled recovery agents.
  • Seller accounts are subject to admin verification before activation. We reject applications at our sole discretion.

3. Buyer obligations

  • Conduct independent legal and physical due diligence before bidding on any listing — see Disclaimer.
  • Register and bid on the bank's official e-auction portal — banksealproperty.com is not a bidding platform.
  • Pay EMD directly to the bank using the instructions on the bank's notice; never wire money to anyone claiming to act on behalf of the platform.
  • Respect contact details revealed under a paid plan; do not redistribute, scrape, or use for unsolicited marketing.

4. Seller obligations

  • Listings must accurately reflect the bank's official auction notice. Misrepresentation is grounds for immediate suspension.
  • You warrant that you have the legal authority to list each property and that all uploaded documents are genuine.
  • You are responsible for the accuracy of every field in your listing — we do not validate field-by-field.
  • You authorise banksealproperty.com to display your listings, brand, and verified-seller badge on aggregate pages and search results.
  • You accept the seller agreement signed at onboarding (via Zoho Sign) as the controlling document for fee, termination, and indemnity terms.

5. Fees

Plan pricing, GST, and refund policy are listed on the pricing page. We collect via Razorpay; subscription receipts and GST invoices are emailed within 24 hours of capture. Pro-rated refunds are available within 7 days of plan activation.

6. Intellectual property

We own the platform, code, branding, and aggregate analytics. Sellers retain ownership of their listing content but grant us a non-exclusive, royalty-free, worldwide licence to display it for the duration of the listing.

7. Prohibited use

  • Reverse-engineering, scraping at scale, or evading rate limits
  • Posting listings for properties you do not have authority to list
  • Using contact details revealed to you for spam, harassment, or unsolicited marketing
  • Uploading content that infringes a third party's IP, privacy, or contract rights
  • Anything that violates Indian law (SARFAESI, RERA, IT Act, DPDP, Consumer Protection)

8. Suspension & termination

We may suspend or terminate any account, with or without notice, for breach of these terms or applicable law. We will not refund fees for a suspension caused by your breach. You may close your account any time by emailing support@bankseal.com.

9. Limitation of liability

To the maximum extent permitted by law, our aggregate liability to any user, for any claim, is capped at the fees you have paid us in the twelve months preceding the claim, or ₹10,000, whichever is lower. We are never liable for auction outcomes, title defects, or indirect / consequential damages.

10. Governing law & dispute resolution

These terms are governed by the laws of India. Any dispute will be referred first to the grievance officer (see grievance redressal), then to binding arbitration under the Arbitration and Conciliation Act 1996 (seat: Bangalore, language: English, sole arbitrator). Courts at Bangalore have exclusive jurisdiction.

11. Changes

Material changes to these terms will be announced via in-app notification and email at least 7 days before they take effect. Continued use after the effective date is acceptance of the revised terms.
