banksealproperty.com aggregates publicly available information about bank-seized, NPA, and SARFAESI auction properties from Indian banks, ARCs, property dealers, and recovery agents. The platform itself does not own, possess, or sell any of the properties listed.
2. No auction services
We do not run auctions. Every listing on the platform links — directly or indirectly — to the bank's official e-auction portal, which is where the actual auction takes place under the SARFAESI Act 2002 and RBI e-auction guidelines. Buyers must register, deposit EMD, and bid on the bank's portal, not on banksealproperty.com.
3. Accuracy & completeness
While we make reasonable efforts to verify seller credentials before approving them, banksealproperty.com makes no representation or warranty as to the accuracy, completeness, currency, or fitness for any particular purpose of any listing, photograph, document, valuation, or auction-related detail surfaced through the platform.
4. Buyer due diligence
Bidders are strongly advised to conduct independent due diligence before participating in any auction, including:
- Independent legal opinion on title and possession
- On-site physical inspection of the property
- Verification of EMD payment instructions directly with the bank
- Review of any pending dues, encumbrances, or litigation
- Confirmation of the auction notice on the bank's official website

banksealproperty.com is not responsible for the accuracy of listings, auction outcomes, the title status of any listed property, or any loss — direct, indirect, consequential, or otherwise — arising from a buyer's reliance on information surfaced through the platform.
6. Reporting inaccuracies
If you spot an inaccurate listing, please contact our grievance officer via the grievance redressal page. We respond within 36 hours per the IT (Intermediary) Rules 2021.
